If I could give a negative number of stars to Shahin Rafi , I would (-5). Shahin Rafi was my realtor when I sold my beautiful house in Orange County and instead of working on my behalf and protecting my interests Shahin went against her professional oath and acted unethically to self serve and personally benefit from this transaction. The person who ended up purchasing my property (as I find out later) had reached out to Shahin to represent him also, as the buyer. Shahin now represented both the seller (myself) and the buyer. Certainly this potential buyer had promised Shahin an undisclosed sum of money, a substantial amount possibly, as shahin started to neglect my interests by doing things to benefit the buyer. Shahin made me replace things, fix things, and complete a termite treatment for which my young children and I had to stay at a hotel for 3 days. Shahin turned away other agents with their clients’ offers (Shahin did not notify me of this but I found out later through an agent whose buyer “would have done anything to purchase” my property). Meanwhile, Shahin kept revising the purchase agreement (I am not sure of the technical terms here) and kept adding contingencies as to narrow down the list to benefit her “other” client (the buyer) such as “the purchaser needing to be represented by a particular bank and have a particular percent interest on their loan etc…” all of which matched her client’s loan terms. In retrospect this all sounds so bizarre, not to mention, so illegal. I recall asking her once why she was doing this, as I thought it unnecessary, she just laughed and said nothing. Yes, I should have been smarter and not allowed her to take advantage of me in such a manner but I was grieving the loss of my mother at the time and could not think straight. My mother had recently passed away of cancer and I was overwhelmed with her care in the last few months of her life. To make matters worse, this happened right around COVID times when many of us were going through all kinds of loss and grief. I thought now was the time to finally express in words what has been on my mind all these years. Anyway, this was my story in dealing with Shahin Rafi as my realtor and I hope it serves as a warning to those who read it. May you never be in a position of vulnerability to be taken advantage of by the sharks of this world.

I've worked with Shahin for over 20 years and have found her to be ethical, honest, always keeping her client's best interest first. Her knowledge of the contract and her experience give her the ability to successfully negotiate on behalf of her clients.
