I hired Denise after getting a list of several realtors from an appraiser. I was managing a trust and needed to sell a single family home in Downey and some units in Huntington Park. These were not simple listings. Both properties had significant deferred maintenance issues and code upgrade issues as well. The home was only a 2-bedroom, so it was not as easy to sell. We had many low ball offers. After a few months, we decided to make it a 3- bedroom. Since it already had a large family room, we walled up the living room (making part of it the entryway and a large master bedroom). The small den was converted into the walk-in closet. Denise at her own insistence covered the bulk of the cost. It only cost the trust $1,100. A week later, we had the home in escrow with a much larger sale price, almost $20,000 over appraised value. The income property was really tough to sell. The city has the strictest rent control ordinance in the state. The rents were significantly below market and none of the tenants were willing to vacate for a "keys for cash" agreement. Denise worked it day in and out, making so many trips out to the property to speak with tenants, showing it to prospective buyers, meeting with inspectors, contractors, etc. I could not be there since I live in San Diego. She was on it and whether I called her, texted, emailed, she responded asap. The property was built in 1940, so it had code update issues and a lot of deferred maintenance. We spent the bare minimum on updating as required by the city inspector to keep our costs down. After some hard dealing and one offer falling out of escrow, we finally closed the deal last week with a great offer above asking with a very small credit to buyer. And best of all, we did not have to pay any of the tenants to vacate. It was sold "as is." Denise has a lot of contacts and recommended several of the vendors and contractors required to make repairs. They did professional work and the costs were reasonable. I am doing backflips right now. Denise was amazing and I would highly recommend her. She will represent you well. I have already recommended her to two of my good friends that are moving out of the state in the next six months.
