Finding a good realtor can be tough, especially when you are new to an area. Anyone can run a search in the MLS, I wanted someone with detailed local knowledge, who actually lived in the area, and who knew which neighborhoods are up and coming, and which are in decline. I wanted someone with a historical perspective on the market that could help me assess prices in a correcting market. Lastly, I wanted someone who was successful at buying and selling houses…success breeds success and I wanted my house hunting to be successful. Almost everyone you know has a friend of a friend who is in real estate, but in my experience many of these folks are new to the industry and are frequently inexperienced. Instead, I asked ChatGPT who listed the most houses in my price range in the north county beach corridor. Katie and Sparky were #1 on the list. I say Katie and Sparky, because you really are getting two for the price of one. Since there are two of them, they could always accommodate my schedule to look at places and I think I ended up with a fairly even split between the two of them on showings. They were very patient and learned what I was looking for. They gave me wise council when I briefly fell in love with a place that was tremendously overpriced. When a place that was exactly what I was looking for finally popped open, Katie had me touring it even before it was officially on the market. This was all as I expected from my initial ChatGPT search, but it was after finding the house that I was really pleasantly surprised--namely by Katie’s expertise and experience in negotiating and closing the deal. She really had a massive knowledge superiority over the other agent and really turned that to my advantage in the negotiations. She was creative in her offer strategy and incorporated several clever techniques to ensure we had the winning bid, without over bidding. She even wrote the seller a letter about me and my search and why he should sell the house to me, vice someone else. I was a little skeptical, to be honest, until I spoke with the seller after closing and he said, unprompted, that her letter was what swung his decision over to me instead of another bidder. She didn’t stop at the successful bid either. She read through every document and ensured all the escrow documents proceeded apace. She even caught billing errors in the escrow agents accounting. She even got the VA to expedite their process for my VA loan—talk about a super power! I had 13 cross country moves in 30 years with the military. Katie is unequivocally the best realtor I’ve had the pleasure of working with. If you’ve made it this far into this review, do yourself a favor and just hire her.
